Bentall to develop new LEED office building at Broadway Tech Centre

VANCOUVER, BC — Bentall L.P. recently announced that it will be developing the seventh building on 2910 Virtual Way at Broadway Tech Centre, an integrated office and warehouse development in Vancouver. Completion of the 173,000 sq/ft four-storey office building, which is 100% pre-leased to HSBC Bank Canada, is scheduled for early 2012. The new building is being targeted for LEED Gold certification.

"HSBC Bank Canada is joining a first rate community of tenants and completes all but the final building in phase one of the project," according to Tony Astles, Executive Vice President, Bentall L.P. "With the launching of four new office buildings in as many years, Broadway Tech Centre has emerged as the most successful office campus in Metro Vancouver. With the tremendous momentum created by the recent leasing activity, the planning and re-zoning process for phase two is already underway."

2910 Virtual Way is the campus' sixth new office building, being built to Leadership in Energy and Environmental Design (LEED) Gold specifications. The LEED building rating is a voluntary, consensus-based national standard for developing high-performance, sustainable buildings. The buildings feature efficient water and energy conservation systems, and a high standard of indoor environmental quality.

When fully developed, Broadway Tech Centre will have eight buildings with 936,000 square feet of office, 150,000 square feet of production/distribution and 10,000 square feet of retail space, plus a 5,000 square foot daycare facility. In addition to significant landscaped areas and gardens, the campus includes an on-site café, outdoor sports courts for basketball and volleyball, a tenant conference room and a full-service fitness facility. There is ample secured underground parking, and the campus is located immediately adjacent to the Central Valley Greenway (bikeway connecting New Westminster to Vancouver), the Renfrew Street Skytrain Station and the Broadway B-line transit stop.

Broadway Tech Centre has been recognized by the Urban Development Institute (UDI) for excellence in Urban Development/Office Development and by the Canadian Society of Landscape Architects. The project also won the 2002 National Association of Industrial and Office Properties (NAIOP) Comprehensive Development Award.
