Lighting retrofit project saves College Square retail complex energy and money

June 4, 2018 — College Square, an Ottawa, Ont.-based retail complex spanning 389,244 sf, featuring retailers such as Loblaws, Home Depot and LCBO, recently received an exterior lighting upgrade.

Property managers Leikin Management Inc. had four objectives with the lighting retrofit.

“Saving energy was the primary concern,” explained Barbara Farber, Leikin Management. “We also wanted to reduce maintenance costs, improve the aesthetic quality of the complex, and make the area even safer after dark.”

Leikin Management worked with Concept Illumination to plan and execute the renovation, which was completed in two phases.

First, the existing wall packs (many of which had burned out) along the rear of each block of buildings were replaced with LED products. The installation took one day.

A couple of months later, the pole lighting illuminating the parking lot was also switched to LED.

Overall, 42 metal halide pole mount fixtures, 32 metal halide floods and 41 wall packs of various light sources were replaced with energy-efficient LEDs.

Energy savings from the retrofit are expected to be 160,000 kWh annually. The project also qualified for incentives through Hydro Ottawa’s saveONenergy retrofit program. Leikin Management applied for the program and recovered around 20% of the overall project cost.

The property managers will also benefit from reduced maintenance as the LEDs will not replacing for tens of thousands of hours.
